General Home Inspection
A home inspection is the full examination of the home’s Structure, Exterior, Interior, Roofing, Plumbing, Electrical, Cooling and Heating, Ventilation, Appliances, and much more! Our inspector will check the areas surrounding the home to detect any possible underlying damage that can cost you thousands of dollars in costly repairs if not found before closing.

Wind Mitigation
Oftentimes insurance companies will require clients to obtain these inspections to gain insurance coverage! Our home inspectors will conduct thorough “Wind mitigation” inspections to get a better example of the building practice used on your home which will save our clients’ money!
Wind mitigation inspection focuses on window coverings as well as building practices of the home and roof system. Based on those features our clients typically save 30% on their homeowner’s insurance annually which in turn will pay for the inspection costs and will put A bit of money back in your pocket for the years to come!

4 Point
Oftentimes insurance companies will require clients to get this inspection to gain insurance coverage! Our home inspector will conduct a thorough 4-point inspection to get a better example of the building practice used, and what systems are installed, and when they were installed in your home which will save our clients money!
This inspection includes the four main components within any residential property. This inspection looks at the AC system, roof system, plumbing system, as well as electrical. This basically gives the insurance company A better idea of exactly what they’re insuring and the current condition of the systems found. This inspection is typically required by the insurance company when they deem necessary and cannot be predicted. Standard would be a 20+ year old home requiring this inspection.

Pool
A residential pool and spa inspection is a non-invasive, visual examination of the accessible areas of a pool or spa, performed for a fee, which is designed to identify defects within specific systems and components defined by the Standards of practice that are both observed and deemed material by the inspector.
The inspector does not enter pool to check for leaks. It is recommended to have a pool leak company perform this test.

WDO
(Wood Destroying Organism)
As defined by the State of Florida, a Wood Destroying Organism (WDO) Report* is "a written report of an inspection on a home for visible and accessible evidence of an infestation or damage by wood destroying organisms" namely:
• Live termites or other wood destroying organisms
• Evidence of infestation by termites or other wood destroying organisms including wood destroying fungi
• Damage by termites or other wood destroying organism
• Previous treatment for termites or other wood destroying organism

11 Month Warranty
An 11th month warranty inspection is provided to buyers of a new construction home as they near the end of their builder warranty period. An 11th month warranty inspection can identify any deficiencies which may be covered under the warranty from your builder.

Manufactured Home Certifications
A manufactured Home Certification Inspection, also known as HUD Inspection, is a structural inspection to confirm the following:
1. The home must be properly tied down on a permanent foundation.
2. Drainage around the house sheds moisture away and does not go underneath.
Sewer Inspections
Whether your home is a year old or 100 years old there may be a need for a sewer inspection. Your inspector will send a camera through the drain lines underneath and throughout the home. We may find deficiencies such as broken materials, tree roots among other things.
